Our Inspections for existing Homes
For many people this will be their first home inspection. Since most will be unfamiliar with the process we like to take time to familiarize you with what we are going to be inspecting, our method of inspection, explain the reporting system that we use, and answer any questions or concerns you may have.
During the inspection our clients are welcome to go through the inspection with us and ask questions along the way.
We will visually inspect the Grounds, Exterior Coverings and Structure, Foundation, Roof covering, Roof Structure, Plumbing, Heating, Electrical, Air Conditioning, Interior, Kitchens, Bathrooms, and all of the components of which they are comprised.
As the inspection progresses we will bring your attention to any defects or safety issues that we identify. When issues are found we will identify the problem, point out the location, explain possible contributing factors, recommend a remedy, direct you to the appropriate types of professionals to contact, and record the defects for your report.
We explain significant operational and maintenance procedures for running your home. We identify where the gas, water, and electrical shut-offs are located, and explain how to operate them.
At the end of the inspection, we will review any questions or concerns you may have. The average inspection will take 3 to 4 hours. Some inspection companies write reports on site. We believe that the inspection time should be used for inspecting versus report writing. We write our reports after the inspection and Email them to the client and agent that evening. A hard copy of the report is mailed to the client to keep with their important records.
A comprehensive inspection will present you with a lot of information in a short period of time. After the inspection, you may have questions once you have read the report and had time to reflect.
